Financing will play a crucial role in purchasing a home unless you’re paying cash. Tightening of underwriting guidelines and changes in the appraisal process have made the loan process more stringent in recent years, so now, more important than ever before the strength buyers show a seller in their offer with respect to financing could mean all the difference in an offer and sellers acceptance.
It’s my advice that you interview lenders and find someone you feel comfortable working with and who’ll will help you understand the long and complicated loan process along with getting you the best rate. Of course it is important to know as much as possible about the property you are buying. While you are in escrow l will guide you in conducting your due diligence, advising on which inspections need to be ordered, discuss what questions to ask that reveal sometimes hidden conditions. I always accompany every inspection. We will discover together what upgrades or additions have been done with or without the proper permits from the City or County and the best course of action if issues are uncovered. A thorough investigation of the property is paramount and can save you money and help avoid unwelcome surprises, helping you move in with full knowledge of your new home.
